I'm at a home in Arlington, Virginia and they have a leak on the first, second and third floor at the windows, and he's had other contractors here and everybody was checking the roof.
They changed the step flashing up against the wall. They changed the siding. They replaced all the windows and the leak kept coming back. The only time this home leaks is when there's a wind-driven rain towards the back of the home.
Now, I noticed when I did a moisture test that there was 8% moisture at the corners, so that tells me that even though this is a brand new window, there's hairline fractures to the inside corners and those fractures could have happened during normal, well, not normal expansion and contraction.
Or during the shipping and the handling process, when they loaded the trucks with the windows, they may have been very rough loading the truck and so that could have caused the fractures or when they installed the windows, they may have been very rough and you're going to get a fracture at the corners as well.
So, what we need to do is this cap had to be lifted up, which I did and then we're going to seal and inside corners, come around here and then go inside and then shield the corners here with GSL Tripolymer sealant.
Once you're done sealing it, take your finger, wet it and then just trowel it into place and you don't need to put a lot of caulking here, just enough just to seal the fractures. I would recommend to seal the windows on the third floor and also on the second floor and once you're done, then you close the window.
Don't close it all the way. Leave it so it's about a quarter of an inch high because if you shut if all the way, you're never going to be able to open that window again.
