Herndon VA - Roof Inspection And Repair

 

Hi, this is Steve from Roofer 911.

I'm on top of a roof in Herndon, Virginia, and originally they called because they had a leak down in the kitchen area. The leak was caused because of this gutter, the downspout was clogged with debris.

Also, I noticed problems on the upper roof. This also attributed to the leak down on the lower roof. When you look at the stack pipe you can see the flashing is exposed right here, so with a heavy rain, or a melting snow, the water can get underneath the flashing, travel down the roof, and then drop down inside the wall.

This shingle here should be overlapping the flashing. You should not be seeing the flashing exposed. Also, they must have had a problem with the shingles lifting up, so somebody nailed through the face of the shingles, and into the flashing underneath. That will also attribute to the stack pipe to leak.

What we need to do is remove all of the roofing material completely around the pipe. Install ice and water shield, which will fully adhered to the metal flashing, and to the decking underneath, then we'll reshingle this area.

The attic fan is also having an exact same problem as the stack pipe, and it's all wide open. The shingles here should be overlapping the flashing, and there should be an ice and water shield underneath. This will also cause a leak.

This pipe here, even though the shingles are all chewed up right there, possibly from a squirrel, this pipe is good. The way they did the shingling around it is very sloppy, but at least the shingles are overlapping the flashing, and there's no nails exposed in the flashing.

I would recommend to change this one too. Even though it's not leaking now, it will. Also, they're missing a shingle tab right here too, so this is going to leak in the future.

Also, this other stack pipe here, the metal flashing is all exposed on the sides, as well. We're going to do the the same procedure with this one as the fan, and the other stack pipe. Everything else is good.

The gutter on the lower roof, all the way down at the bottom here, that gutter is clogged with debris. The water is not draining, but instead the water is overflowing over the front, and the water's overflowing over the back. It's settling inside the exterior wall between the vinyl siding and the drywall, and once that insulation becomes saturated, and it cannot hold anymore, you could have a flood inside your home.
