Source Of Roof Flashing Leaks in Sterling VA

Hi, this is Steve from Roofer 911.

I'm on a roof in Sterling, Virginia that has a few different roofing issues that's causing leaks because of improper installation. Before I show you everything that's going on, I'd just like to mention I'm one of the owners of Roofer 911, and I have been a roof repair troubleshooter now for forty-three years. I specialize in locating and repair of the most difficult to find roof leaks.

Here, I'll show you one thing, the stack pipe. The way the did the installation of the roofing around the stack pipe is okay. It's a little bit sloppy, but it's not going to cause a leak. They sealed the flange here with a cheap silicone, and here you can see they actually missed a spot here. If there's a heavy rain or a little bit of a driving rain coming towards the stack pipe, the water can get in through the flange and it will leak inside the home.
    
Also you have a vertical seam. Being that this is not sealed, again with a driving rain, the water can get inside through that seam and then bypass the caulking and the flange and leak inside the home. This is very simple. We'll just take off this old caulk and just seal it with polyurethane and then we'll seal the vertical seam as well.

They have I believe, like three skylights here that are problems. They used the flashing that came with the skylight, which is good, but when they fasten it into place, they have nails exposed right at the keys so the water can very easily get in through the key and then seep right through the sides of the nail and then leak inside the home. It's like this all over the place.

What I recommend is all the skylights that have problems, we're going to remove all the roofing material completely around them and then we're going to install ice and water shield. Any flashing that's damaged is going to be repaired or replaced, and then we're going to re-shingle the roof with the same color shingles.

Let me see something else. This stack pipe here has a problem with the flange, too. It's all old and it's coming loose, so we're just going to scrape that off and seal this with polyurethane. The overall fastening procedures of the shingles around the pipe flange is okay. Let's see what else we got. Okay, here's another one. You know, all the sky lights are exactly the same way, so we need to take up the shingles around all of them. The problem is, in order for us to remove all the shingles around the sky lights here, I need to take the ridge vent off and also the cap shingles, so I can get the ice and water shield all the way up to about right here, and then we'll do the roofing and re-install the ridge vent and cap shingles.

This stack pipe here, this one here is leaking as well. You can see the flange here is just wide open so it's getting inside. Yeah, they nailed high, so this is not a problem. This pipe flange, I checked that one. That's okay. Let's see. I know this skylight had the same problem, yeah. This skylight here has the same problem as well with the nails exposed at the keys.

The pipe flange here, it's improperly installed. You can see the flashing right her is all exposed, so with a heavy downpour or especially with a melting snow, the water will get in through the key and go underneath the flange, and then the water will seep right through the side of this nail. The water can travel down the roof and settle anywhere down below. We can use the old flange, we're just going to remove the shingles completely around it and then we'll install ice and water shield to the flashing and then re-shingle it.

That chimney is not in use. They closed off the top, so that's okay. Let' see. Yeah, here they had a problem as well. The contractor came back and he just put some black caulking right along the edge. We're going to remove all the shingles completely around the chimney, ice and water shield, and then re-shingle it.
    
Here's another thing. They should have put aluminum drip edge, you know, to overlap the fascia and overlap the top, but they just brought it all the way up underneath and there's a large gaping hole underneath here as well. This will leak from a driving rain, so we'll take care of that as well. There's another thing I wanted to show you.

What I'm going to show you will most definitely cause the valley to leak right here. Right here you can see this shingle is too low. Look, you got a nail right there, and that nail is over-driven. Again, with a heavy snow or a heavy downpour, water bounces off the roof and it can back up underneath the shingle, leak through the side of the nail, and the water can settle anywhere along this valley, even down at the exterior wall. There's going to be a lot of work that needs to be done.
