The Advantages and Disadvantages of Varying Roof Types

One of the most costly expenses homeowners will ever incur is those concerning their roof.  Although, a new roof can add value to your home in the long-run; the initial investment is usually very high.  It is very important to know the advantages and disadvantages of different roof types; this will allow you to feel secure in your investment.

One of the most common and less expensive roof materials is known as composition.  These are shingles made from asphalt, similar to the material you find on our highways.  This roof type is inexpensive for homeowners and offers them a variety of styles.  The more expensive type of asphalt shingle is known as architectural shingles.  These shingles are extra durable and look great.  They are very clean and textural to the eye.  The less expensive asphalt shingle lays flat on the roof and is also available in varying colors, but they are not as durable and they are not as stylish to the home.  If you own rental property, this may be a good choice; otherwise you may want something a little more appealing to the eye.  Asphalt shingles do scar easily and do mildew at times depending upon your climate conditions.  As well, their life-span is only 20-30 years depending upon the type you purchase.  Furthermore, asphalt shingles are not very environmentally friendly, when an asphalt shingled roof is removed from a home; the old shingles go directly to the landfill.

Wood shingles or shakes are a great choice roof material for a beautiful natural look.  Historical homes look especially beautiful with wood shingles.  This type of roof material is expensive; however, they are long-lasting.  As well, there is a concern about fire, rot, splitting, and mold; luckily most manufacturers do offer wood shingle roofing materials with special finishes and glazes that can eliminate these problems.

A lot of people are turning to metal roof materials for their homes.  Metal roofing has came along way in the last few years; because of it’s ability to be formed to resemble other roof materials like cedar shingles and even slate; a lot of people are choosing this durable and low maintenance style roof material.  Overall the cost for metal roof materials may be expensive; however, roofs that are covered in metal offer a life span of at least 50 years, twice as long as other roof materials.

Another popular choice in roof coverage is tiles; both concrete and clay tiles are available to homeowners.  Many Mediterranean or Spanish style homes look very attractive with tile roof materials.  If well maintained and properly installed, tile roofs can last a homeowner a good life-span of at least forty years.  However, clay and concrete tiles are tricky to install; so be sure you hire a licensed roofer to do the work.  As well, most of these types of roof materials are very heavy and usually require added support.  Generally, these roofs are best applied to newer homes that have adequate support for this type of roof material. 

Slate roofing is a very expensive choice, but it’s very beautiful and distinct.  Many Colonial and French homes look very appealing with this style of roof materials.  Slate roof materials are heavy, as you can imagine, and will need additional structural support.  As well, slate requires other means of special installation that will need to be done by a licensed contractor that is familiar with this type of roofing material.
