There are as many types of commercial roof repair as there are roof types on commercial buildings. The most common commercial roof is the flat roof which varies from adhered membrane sealed to asphalt and gravel to ballast and batten secured. Many commercial roofing companies will specialize in roofs that are no longer under warranty. Depending on the original roof surface, they will use modern rubber solvent or water based sealants that many times leave the repaired section stronger than the original roof’s surface.
The other type of common commercial roof is the metal sheet or long shingle roof and roof repair for that type must be maintained even though the metal itself does not experience direct wear and tear. Temperature plays a factor here with the fasteners loosening from expansion and contraction during hot and cold weather. Whatever finish is on the metal can erode off over time. Leaks start through rust and metal failure.
However, modern rubber sealants come to the rescue for metal roofs that may look far gone. The sealant, which conforms to any shape roof, is applied over the entire surface after the roof has been power washed and all fasteners checked and tightened. The rubber sealant works in all climates and comes in 12 colors so what once was a rusted eyesore of a roof can become an attractive feature of the building.
