Depending on the area in which you live, a roofing permit may or may not be required.  Information on your local building codes and requirements can be found at your county courthouse or at your local city hall.  It’s very important to make sure that, when hiring a roofing contractor, you confirm your county’s requirements and make sure that the contractor has all required roofing permits before beginning work.  In addition, make sure that the contractor is licensed to work in your state.

Do I need a roofing permit?

Some counties do not require roofing permits at all, but others have specific guidelines to follow regarding their requirements.  Often, if you are repairing only a small amount of your roof, and not in it’s entirety, a roofing permit may not be required.  Minor repairs or changes may not require that the builder obtain a roofing permit.  In addition, if you are doing the work yourself, you may not need a permit.  But, it’s imperative that you check out the requirements and make sure that everything is handled before any work actually begins on your property.  When hiring a contractor, do your research.  Make sure that, if a roofing permit is required, that it is applied for and approved.  If construction begins without a roofing permit, where one is required, it could subject the homeowner to additional fees or penalties.

It is important that the contractor be made aware of all construction that needs to be done so that he/she may obtain the required permits.  It will save everyone a lot of time if the contractor knows, upfront, exactly what type of work is involved.  It’s only natural that homeowner’s would have a lot of questions about permits, regulations and codes, so feel free to ask all questions when you speak to a professional in your area.  Remember, there is no such thing as a silly question so don’t be afraid to ask.

When hiring a roofing contractor, a contract should be drawn with an agreement that the contractor is responsible for obtaining all roofing permits in accordance with applicable building codes.  These codes are responsible for setting minimum safety standards for construction in your area.  If the contract, between the contractor and homeowner, fails to imply where the responsibility of obtaining permits lies, the homeowner may be held legally responsible for failing to obtain the proper roofing permits.  The building department will inspect your roof once the project has reached a predetermined stage and, once again, when the roof is complete.
