Roof Construction 101: For the Average Homeowner

Roof Construction can be one of the most costly investments that you ever make to your home.  Today, depending upon the material you choose; you can pay anywhere from $1 a square foot to $5 a square foot; and that’s just for materials.  Removal of older roofs and labor for roof construction can cost you even more. 

The first decision you must make when going through a roof construction project is type of material that you need or want.  There are several things that determine this decision; price, attractiveness or overall look and appeal, and durability; as well, many people look at maintenance required for their roof.  There’s many types of material out on the market now-a-days that aren’t that expensive and offer long lasting results, as well as, being very astatically pleasing.  Architectural shingles are very popular; unlike traditional compositional shingles, these are asphalt shingles that offer your home a very stylish and textural appeal.  As well, they last the home owner longer than traditional asphalt shingles.  A roof construction project with architectural shingles can give you durability, style, and be cost-efficient.

The second decision a homeowner must make when preparing for a roof construction project is in regards to contractor.  It’s important to find a contractor with lot’s of experience in your area.  Most contractors have lists of referrals that they can supply

you with; as well, it never hurts to listen to friends, family, and neighbors.  Many times, these are the best referrals, because they will not lie to you or sugarcoat the situation.  As well, you can check local business organizations and government offices for a list of licensed contractors.  Contractors should carry both worker’s compensation insurance on their employers, as well as, liability insurance for their business.  If you’re not given a copy of these documents; then ask to see them.  Contractors will generally tell you and price your roof relatively the same from one to another; don’t expect to see a big difference in one bid or another.  If you do, most likely you need to question it.  As well, you should at least get 3 or 4 bids for your roof construction project.  Contractors should be experienced in working with the type of material you have chosen for your roofing needs, as well.  If not, keep looking.

After choosing the material for your project and finding a qualified contractor; you should ask for a signed agreement between you and their business.  This contract should list all your expectations and any warranties that you have discussed.  As well, it should list a potential end date to the project and be signed by both you and the contractor.  Money paid at the signing of the contract should only be 10% or $1,000, which ever is less.  Never pay in full for a roof construction project; as well, never pay in full for a roof construction project unless you are completely satisfied with their job.
