Asphalt Shingles

• Clean all debris from the surface of the roof. This includes debris that has gathered behind skylights, valleys, pipes and any other roof penetrations. Debris has a tendency to hold water, and water will expedite roof deterioration.
• Check all flashings and make sure that they are not deteriorated and there are no holes in them.
• Seal all flashings where needed with polyurethane sealant such as chimney, vents, pipes etc.
• Apply polyurethane sealant underneath any lose roof shingles to help prevent shingle blow-off due to strong winds.
• Remove and replace any damaged roof shingles.
• Clean out all debris from gutters and re-pitch where needed to insure a positive water-flow to the outlet.
• Trim back any overhanging tree limbs to prevent damage to the roof, and keep squirrels and raccoons off.• Repair any damaged mortar to sides of chimney and to crown.

After spending lots of money and lots of time choosing the best material and style for your roof's needs; you want to ensure it stays looking new and maintains its life span with proper maintenance.  If you've done you're homework prior to choosing a roofing material, you probably know ahead of time what you will need to do to keep your roof in good shape.  If not, here are a few simple steps to ensure a healthy and long lasting roof; proper maintenance for roofs is your security for your investment.

Routine inspections need to be preformed on your roofing and your flashing.  Lot's of homeowners fail to properly check their flashing.  But flashing that is poorly attached due to wind and poor weather conditions can cause open seams and laps.  This can lead to blow-offs of roofing material, leaks, and reduced puncture resistance.  Flashing protects the most vulnerable part of the roof; it protects and provides a water-proof barrier between the actual roof's material and the structure beneath.  If you find you flashing is in need of repair, it's best to do it immediately; if you wait- it can create more problems.  According to studies and research regarding roofs that leak; it was found that at least 95% of leaks occur at points of flashing.

Another issue that arises many times is puddling; this is most likely due to improper slope.  Roofs are not meant to hold the weight of excess water, ice or snow.  Roofs will start to sag and lose support gradually.  If the problem is not repaired, an entire collapse of the roof could eventually occur.  Any type of excess weight on the roof can create this type of problem; many people will place Christmas decorations, flags, weathervanes, and other decorative items on their roofs.  In reality, the roof is not the best structure to decorate; it's there to protect your home.

Blistering and surface erosion of roofs are unsightly, fortunately, most of the time- they're not that serious unless they occur on lap areas or seams.  Usually this is due to weathering or improper installation.  However, many times these signs of weathering can mean a more serious problem may eventually occur.  Any roofing contractor will tell you; it's better to catch the problem when its small then wait until your ceiling is leaking. 

Roofing materials are made to withstand the weather and wind; but it's important to understand- that even the most durable roofing material cannot withstand hurricanes and tornados.  Even winds exceeding 70 miles per hour can cause air gusts that will lift up the very best of roofing materials.  It's important to inspect your roofs surface after any severe storm or day of excessive winds.  Then if your roof appears to be damaged in anyway, seek a professional for his opinion.  Extensive roof damage can be avoided by acting quickly and not procrastinating.
